Selling Flat's in Delhi-India- how to do it from Canada ?.

Hi CD's
Anyone has experience selling property in India while you live in Canada.

My parent's has a property in eastern part of Delhi close to preet Vihar metro.
few flats in a small private building-one is sold to a relative, parents live on ground floor-willing to sell remaining 3 flats(currently rented).

Wondering if their is any other way we can list / do it from Canada- online selling etc...anyone has any experience doing similar stuff ? pl share

Say Brokers and Agents NOT allowed.

Take clear and good photos of the property, By Appointment only ( No walk ins ), Work References, ID's etc needed, Bank loan etc approved - this will prevent time wasters from showing up.

Then Hire a good and trusted lawyer to close the deal, once price and deal is finalised. Iron clad fool proof agreement is a must to prevent future problems. If all money is White or some of it is Black, its upto you. Maybe there are advantages or disadvantages for Income Tax and Capital gains purposes.

In the meantime , keep all the paper work ready like agreement, Sq. Feet area plan , maybe registration and paper work from the municipalty etc.

I agree property rates will grow in near future - our flats are on premium location- walking distance from 2 metro stations-that's why my parents were not selling - but they are now old & for them hard to manage all flats - they also like to spend more time with us in Canada- but presently it's impossible as they have to look after flats , collect rent.

It's not easy to find a honest property manager -& I also don't want headache for parents - they already worked so hard in life .

Everyone who live in building is vegetarians and we prefer to sell flats to any vegetarian family - which not that easy in Delhi..

If anyone intreated in keeping 2nd home in Capital of India or like to invest in India(regular guaranteed rent income) - pl pm me - I will send contact details.
Rates are very reasonable... Rare opportunity to get such property at the rates we selling.

When the owner's are getting Old; it is a wise decision to sell-off the property and exit. As has been advised get in touch with a reliable real estate consultant/agent. I am facing a similar situation for my Flat in Mumbai and planning to proceed on suggested lines.

Old age can be a big issue if you can't find trustworthy managers; besides, if you hire wrong type of managers, they might entice and induce your old parents sign a few times and finish them off and claim the property for themselves. Life is hardly worth a paise in India these days, with all that demographic explosion going. I think if you attach a few pix and declare your price, you might find some Delhi-wallas here who might buy it and pay you here in dolla which you can let your old folks expend when they are out here jolly holly enjoying great times.
