thats my take on Condo too.. its runnning like fire now..
Never get close to fire unless you just want to make a quick BBQ...
Rright, RE is setting up for a long term cooling period.. it has to happen, it is natural and is happening..

What I said was I would not compromise on my privacy and guess what - that still stands at my house .. the tenants portion is separate.

There is NO such thing as privacy, even if the tenant portion is separate. They hear all your voices as walls are paper thin over here in houses.

They know and see who comes in and goes out and at what time. They see your mail, your online packages delivered everything.

Everything is relative .

Having a separate unit with a door in between is more private than sharing a room in your own living area.

Having a separate unit on a different level with doors in between and separate entrance is certainly more private than above two.

No need to justify. Indians are smart to buy with separate entrance basement but very few like me are smart enough to buy not only separate basement entrance but also separate laundry so we don’t enter basement without 24 hrs notice.

But still, Mitron is absolutely right about privacy etc which is why I stopped keeping in my basement and moved them to my condos. The less you talk or communicate with them, the better for you. The less u see them, the better your relationship with them. I collected all rent thro email interac. I don’t see them unless they call me with issues.

With keeping students, you have to be really careful with fire. If anybody dies, landlord is finished so be careful. In between, I saw news Indian landlord was fined 150k because a student died in fire.

Here law is strict and every Tom, dick and Harry knows their right thro free legal aid. Even if you complete all the formalities of previous landlord record, Credit history and job letter, there’s no guarantee that, you won’t get bad tenants. There are wonderful tricks to be learned with experience. But never ever think, it’s easy extra money etc.
It’s hardwork to invest, maintain as well as rental. I open building entrance door for 20 tenants 24/7 thro my mobile. I handle repairs wifi n plumbing issues with 24 hrs. Thank God, there is no other issues in condo which is why I never invested in detached or semidetached properties. Repair, plumbing, flooding, furnaces etc repair cost is very high. We are no handyman and renovator so difficult to take out 20-25k every time. When our basement was flooded, we got it renovated for 26800. So keep aside 10-15k aside for repairs, paralegal and eviction (2 months rent) in account always. You will sleep peacefully.

Agree.

Don't get pally with them - they will take advantage when time comes .Keep relations professional and put controls in place before they enter (and after) - it is ok to let 3 good ones go rather than 1 bad one come in.
