One more suggestion:

If you really have plan for going back to India, You should invest in India asap (especially if you don't have much investment in India) because India is growing fast and will become more costly in coming years.

You need enough money (as per your requirement) for going back to India.

I believe Investing CAD today in India will grow faster than growing CAD here and transferring to India. This is my personal view.

But if you do not have plan for going back to India, I'll suggest to invest in Canada even if you are making less in compare of India.

Thanks

Hi Peacock1

My father suggested below mentioned points regarding investment in property:

1) Always buy property which is close to your physical presence so that you can always go check status.
2) Always buy property which is ready for possession. Don't invest in under construction projects (Specially in India).

And as far as I am concerned, now I totally agree to what he say. I am in Delhi and I purchased an apartment in Ghaziabad which is 45 km from my place ignoring what my father said (above two points). Two years after this purchase, I am now realizing that I made a mistake as I don't get time to even travel 45km to see construction of my apartment. There are certain things which we want to change at the time of construction but not finding any time to go and check.

Also, builder promised a delivery which is already delayed by 1 year. We have also seen a recent case of Noida Extension (you guys might not be aware of this scam) wherein some part of Noida Extension has been cancelled by High Court yesterday only. Authority purchased this land from farmers in very low amount and sold it to builders and builders earned huge profits by launching a projects and selling at higher prices. On complaint filed by villagers, High court passed an order to release all that land back to villagers. Think of those who invested hard earned money in those projects, took bank loans etc?

And you are talking about buying a property in India sitting in Canada. Suggest you to do complete home work before taking this step. I find it difficult to travel 45km for my property, how can we expect our friends to travel even 20km for us to take care of property.

I actually do not intend to bring that money back, paying the mortgage here as long as I am here is all what I have to worry about and manage it .

Bunch of People is a very scary proposition... (we come across a lot of cases where the guy from here in Canada kept sending money & assets were built, now he cannot get anything of it) bottomline is you will still be considered as an NRI (or Indian foreigner) & an easy target for fraud. I'm not questioning the integrity of your friends, rather it just a word of caution, that, when it comes to Money, "Not to trust Anyone"

And
Do your math, calculation of a worst case scenerio is very important. Like
what if you lost your Job, & a reasonable job is not coming by...
what if interest rate shoots up, & how long you can sustain or how much of a reserves do you have, etc.etc.

I think you have to take some guidance from real estate agents and your relatives if they live in India and then compare it to your current interest rates and the value of the property. After that take your final decision.
