I suggest sign a 6 month rental lease initially, live in Mississauga Square 1 area since it suits your job commute. Your kids will not feel out of place ( i would say anywhere in GTA area, thats the specialty of this place,). During this time , start reading the market, consult a mortgage consultant , put a RE agent on job and buy home if you are able to secure enough mortgage based on your salary.
One thing , no matter what pundits say in their articles or news, the RE prices are not coming down in this part of the world (GTA) any time soon. Decide wisely but do not stay undecided.
My suggestion to you will also be the same as been posted to you by the others. I am sure that they also would have taken all of these mentioned here under too to suggest it to you.
I am sure you know your work area and hence the choice of the location as to where you want to live with your family.
It will be nice to live close by, say with in a radius of 20 klicks and preferably on a bus route, just in case you will need such services in an emergency.
I will provide here under in the links a few facts for you to read and get to know a little bit more about the educational system within Ontario. Where in you will see how they breakdown the Schools into Elementary and Higher grades. In some schools the lower grades will stop at Five. The next level starts from SIX and stops at EIGHT.
In which case, you should start to look for and choose the closest one and avail only a short lease for the initial period of stay till July of this year and then find a suitable location closest to the next set of grades, where the eldest will enter into. Please see how they have structures the schools into and the grades that they have there close by.
Most of the schools are really good and you can supplement and help for the first few months to obtain better marks.
Since we all feel that you will not have any difficulties with the 20% down payment for a residential property, shoot for a good home of your choice to get started the soonest. Please find a location where the Schools that you are looking for are located.
