I am shopping for mortgage rates, and would like to go through a mortgage broker because I understand that a broker deals with not one, but multiple banks, so will be in a position to offer me the best rate.

Try OMAC (for those in ON). I recently renewed another 5 yr fixed for 5.84%.

5.84% for a 5 year term is NOT a good rate even now when the rates have gone up in past week. You can still get around 5.25% to 5.35% for a 5 year term which was around 5% to 5.15% more than a week ago. However, variable rate mortgage is a much better option where in you can get up to prime -0.75% which would save you significantly over interest during your term.
