Both areas have thier own identity.

Etobicoke is very different between North and South. While in south Etobicoke, you find Condos mostly between the Lake shore and bloor, there are very few in North Etobicoke. Also the neighbourhood in North Etobicoke is more Desi and you can find stores for all kinds of Desi stuff.

South Etobicoke is much quite area with less Desi and generally more commercialized.

Square one is a new area and you find the desis and the quality of amenities more modern compared to Etobicoke. It is also more expensive. You should go there if you have a modern outlook to lifestyle and choices.

For those more desi at heart, North Etobicoke (Finch, Albion, Islington, Martin Grove) is a good option, but not many condos (compared to south Etobicoke or Sq. 1) to choose - more houses, bungalows and rental apartments.

Google for St James Club condos ... these are under construction at Royal York Rd .. starting 350 .... 5 mins by bus from subway station ..... a very peaceful , residential safe neighborhood ......... and centrally located as well . No high rises in this area and very expensive houses .
