i have just submitted my papers to the immi agency 2 days back. want to know and understand what are the exact timelines i should look forward to for the PR visa to come thru. these agencies promise 14-18 months .... is it that fast ?

Very few people get their visas in that time frame. Assuming that all you documents are complete, I would not venture to think that anything less than 2 years is practical. You may check the processing times at the CHC site.
