I came an across an excellent excel spreadsheet which I am sharing it with CD members. Using this file you can calculate your monthly mortgage amount ,create various what if scenarios’ , in how many years you can pay off if u make extra payment, what will be your monthly interest and principal payment etc etc.

I would say this is a must have tool before you meet any of these so called professional mortgage “BROKER”.

Some good news for sellers

Real estate group reaches tentative agreement on MLS listings

It will become easier and cheaper for Canadians to sell their homes after peace was declared on Thursday in the war between the Competition Bureau and the organization representing Canada’s real estate agents.

The CREA's claims against the Competition Bureau regarding agency weren't strong enough for the CREA to spend money defending and the Competition Bureau didn't feel it necessary to push the CREA to allow non-Realtor access to MLS listings. Simply put, as far as I can tell, you'll still have to use a licensed Realtor to list your home on MLS and that Realtor will still have the option of not charging a flat rate or simple MLS® listing fee.

It's not going to change anything till MLS database is open (read-only) for everyone. Bad Realtor are in business because of information hiding behind MLS. 90% Realtors feel that by running couple of queries on MLS and telling the perfect magic number costs so much.

Ottawa ponders further tightening of mortgage rules

The federal government is once again looking at tightening rules in the Canadian mortgage market, according to a source close to the situation.

Finance officials are set to meet in Ottawa on Monday with some of the country’s leading economists for pre-budget discussions and the subject of whether to tighten housing regulations may come up.

Housing bubbles: Vancouver a likely suspect

I can never figure out the Vancouver housing market. On a national basis, September home sales gained 3 per cent, the second monthly gain in a row, while prices were down slightly as compared to year-ago levels.

True, I could never understand that as well. Forget about Greater Vancouver, a brand new house in Abbotsford costs about 525000. For those who don't know about this city, then I must tell you this city is about 70 kms far from Vancouver with the highest crime rate in the country and no jobs other than Blueberry farming.

No wonder Metro Vancouver is clearly on the verge of a major collapse and I can see more houses with on sale boards than before. May be a panic situation. People I know who were looking to buy a few months ago are not in the market anymore. Needless to say its the most volatile market in the entire country.

But, hey we have mountain and ocean coupled with a moderate climate. So what, if we do not have jobs as much as in Toronto and Calgary with no main industry.

We are good (read 'Denial').
