variable for 3 yrs you can get Prim-0.30
FIxed- 3.59 5 yrs fixed or 3.74 fixed
3 yrs fixed - 3.29%

i doubt if any bank will give prime-0.40, but yes u can ofcouse get this rates from Mcap, industiral allience etc...

so it depends on persons choice... if u prefer better rate then service then go with mcap, ind allience etc.... but if u need good service then bank is good options...

One should not be misled by mortgage agents/brokers by only seeing mortgage rate while taking mortgage. Variable rate of Prime-.30 from bank might be a better choice than Prime -.40 from mcap & others depending on some other conditions e.g how much additional payment one can make during the year over and above normal mortgage to take maximum benefit of low interest rate and other thing bank might give option of switiching to another institution or variable to fixed and vice versa etc. while mcap may not give these options and additionally bank offer better services and may follow stringent criteria while granting mortgage.

Interest rates are historic low and have only one way to go up. It is better to take maximum advantage by paying more every year at low rate so that one carry little mortgage when interest rate hike takes place.

Now you can get variable at prime - 0.45%
