Condo generally have concrete sub floors for which engineered hardwood or laminate flooring works out to be best.
For a Condo if you go with the best choice of hard wood flooring your cost will double as they need to install a wooden subfloor and then NAIL the hardwood flooring on TOP.
Will your Condo corporation/the people living below you ALLOW you to KEEP nailing for atleast 2 days?.
When you sell the condo will you recover the cost of atleast $12 to $ 15 per SQFT ? for the Hardwood flooring ?.
My experience is NO !.
The best option is go with a 10 or a 12 mm laminate put a nice underpadding and install it . The net cost will be around 6 to 7 bucks per SQFT and you'll be always able to recover it.
The trend now a days is towards wood like flooring.
My 2 Cents based on my recent renovation.

Sunny Leone a true Canadian DESI now back in India !.
We are now installing laminates in three rooms
Total area : 405 sft
We bought all material ourselves from Kent.
Total installation cost working out to be $2.75/sqft and this includes
8 mm thick laminate (not very high end but also not very low quality)
underlay with vapor barrier
quarter round white painted about 200 feet
Labor.
The guy who will install the flooring will remove the carpet, vacuum the floor and spray the any mold before laying down the underlay.
means "We bought all material ourselves from Kent. " ????

Mean we supplied the material total about $790 (laminates, underlay + quarter rounds) and labor is 80 cents/sqft which includes removing the carpet, vacuum the floor, spray anti mold, laying the underlay, install the flooring and quarter rounds.
