First of all since your status has changed, you have to change your residency status in your PAN card.
Depending on where in India you are located and where you plan to buy, It might mean that you might also need to produce your aadhaar card/certificate/acknowledgement along with PAN card. This could be clarified by the broker or at the registering place.
Generally you can give a General Power of Attorney to your dad or mom or your relative to act on your behalf to either buy or sell. Thats is what will come on the Khata certificate.

Great thank you for the nice piece of information. @pokori - you'd mentioned that you had done registration with toronto address in India and they asked copied of passport and indian passport. Is it the OCI ?
