It all depends.
A furnished apartment offers privacy and convenience. It helps you to be at ease. Phone may already be there as will as TV, Internet etc... Rate will be costly.
However, if you go to a desi house, he may rent 2 rooms (unless he has a basement). You will have to walk through his house to reach your room. Privacy may be heavily compromised. Some may even cheat you. In beasement, you will have no cable / internet and no cellphone reach. So it will be hard to communicate. Many basements can be hot / cold as they have no temp. control unless they are finished basements.
I heard that Chinese paying guest is much better than Indian. So try at that angle.

I prefer furnished apartments though I may pay more. But not that with furnished apartment, you will be on your own. You will have no one to help you teach how you can shop, how to save money, where the nearest food banks is etc...

October is a long way from today. So, it is difficult to see that far ahead in the short term rentals market. But you can surely see a few good places and locations and drop them an e-mail and get a response. Just to see if they will hold a place for your date of arrival.

DO NOT PAY for any reservation etc., from India, Tell them that you will see the place and then pay for the two weeks that you are going to avail that place.

$500-600 for two weeks for three is a little hard to find. But you will see them here in the Hostel Accommodations. Drop a note and make sure the rental will hold good for three. Some of them will chatge you an extra Ten bucks a day for a folding bed.

Hi, you can try Bharat Sevashram Sangha - Toronto. They are very nice and helping people. They are also close to Toronto Airport. I know, some new immigrants did the same. It is free - both food and lodging. You can stay there and as good gesture - you can donate some money (if you want - they will never ask) when you leave.
You should contact any India Center or their Toronto Center before you arrive and let them know of your arrival plans.

Good. Jai Ho's idea seems good when you intention is to live as frugel as possible.
Happy woman's idea will work for a competitive fee but will also ensure that you get your privacy and personal freedom.
