One guy asked me to help him through LinkedIn professional site. He said he needs a place to stay n he is ready to pay.He is Pakistani n was working in Kuwait. I helped him for 2-3 months. When I asked him to leave...he. Started to complain and harass. I gv him one month notice inspite of no agreement n though he didn't gv last month rent...I gv him notice. He refused to talk or leave. Now he left after one week without paying rent but he threatened us with court
hearing in landlord tenants board.we recd hearing. Date in
Aug but tenant left on July 7th midnight. This guy is so aggressive n voilent n dangerous who wants easy money coz he put claim on company whre he was working. We gv him all the help of employment agencies to get job. He is one big crook who knows about law too much n is misusing it to get easy money. I wanna warn all landlords n companies that he is put 2-3 claims in 3 months of landing in this country. We HV to stop this crook. Police r investigating him. He studied here from 1998-2004 in York university. Pl advise how to stop this crook from exploiting everybody. ?? Does somebody know this guy or has some info abt this guy. Thnx in advance. :)

How you get involve into such things!!!!!. You made lot of mistakes including giving him a notice and created a legal way for such crooks to exploit you.
You can't stop such people ... but watch out your steps so that you don't become "unhappywomen36"

Happy Woman:
I hope things will work out well.
I am not able to understand fully your situation, but what I understood is this:

(start)

You gave him accomodation in your basement without a contract and rent on month to month (without any advance).
You wanted him to leave but he did not. He did not want to leave. You both some arguments? Did anything was done in writing?
Did you give receipt for his rent?
He left one day, without paying rent.

(End )

So how can the tenant board be involved in all this, when he does not have a lease agreement?
It is not our business if he sues companies. He might be having some legitimate issues with the companies. May be he thought that they were all people as in Kuwait.

So please give us a clear picture so that we can discuss. Please note that Canada is not a place where one can play. If you make a small mistake in writing, then you can be sued and your life will become a mess. The Paksitani may be single and hence better prepared to face the harsh realities of Canada,

So give us an update.

That's what I like about TK... he has clinical and neutral approach like lawyers. ;-)

I shall write in detail after my court hearing in Aug first week. Please pray for truth to win.

This is written to give it as an experience who are into rental business. I help new immigrants and students in post landing. I only let thm stay if they show interest in staying in my apartments.

1. No agreement. (short term rental shared accomodation)
2. gv receipt since he told he wants it for IT purpose.
3. I changed Internet password when he refused to leave.
4. He harrassed and threatened me to give internet password.
5. when he found that, I am not afraid of him and wil not gv him password, he left.
6. my lawyer wil handle him.
7. We had no arguments. I dont talk to my tenants much. It is professional relationship but I kept him as a guest for 2-3 mnths.

Like Gurram said.. I mde few mistakes. I always help people when they ask me for help. This is a lesson for me not to help people on social and professional networking but then, God has always helped me coz I help people. This time also, I am certain since I have done no wrong, I wl win. I am praying.

cheers!

First try and get yourself out of this mess even if it will cost you a good buck. You now know that they come in like a lamb and roar out like like a lion. We have a saying here, which is "BEWARE OF THE IDES OF MARCH". You tried to help him and fell for his guiles and now you are getting burnt. At the same time please keep the thoughts of revenge out of this for a while and concentrate on geting yourself out of this situation very comfortably. Some of these incidents will eat ones-self and keeps your mind agitated. So, carry on smartly in a sensible manner and let it not ruin your day to day life and the concentration that you ought to show in your daily work and driving etc.,

What looks to be in your favour is, that he is not your tenant, as there is no agreement. Looks like you were helping him along the way. Now find out if he has any previous incidents of the same nature in any other town or in any other courts, which will show his "Modus Operandi". A person such as a lawyer or a Para Legal can do the search and come up with the facts for you. They will also tell you if he is in any business for himself or is exposed to Bad Credit or reports that will be detrimental to his existence. If so you have an upper hand. You know his Linked in information and you can make him squirm after the court case, it does not matter which way it turns out to be.

Now that he has left your premises, change all of the locks and if possible install a Night Vision Camera around the perimeter to see if he will reappear for doing any mischief. From now on take care of your property and your children with utmost care and attention and never let them out of your sight.

From the Google reports, he has been here in this country for a period of 6 years and you can do the same to uncover all of the information with the materials you have on hand. He must have done some studies here to have some qualification and obtain a decent job in Toronto. You must remeber his CV as you have helped him secure jobs.

After the court case, if you so desire, you can ruin his life with the judgment he gets from the Landlord-Tenants Court, either with a publication in the FREE Columns of the News Papers and through the Credit reporting agencies and BBB. If I were you, I will chalk it to experience and part company and let him go his own way. But beware of him and his behaviour which could affect you from here on. I don't want to see you get hurt.

In preparation for the court case, prepare all or most of the details in a Chronological order to get a clear picture of him from the date you came to know him or from his first call till the date of departure and the receipt of the summons. Try to cripple him through LEGAL ways and spend the most if needed to accomplish that. It will show you how people can be brought down onto their knees, here in Canada. THE LAW IS ALWAYS ON YOUR SIDE as a Land Lord. Also keep track of all of the people he mentioned in his conversation and phone calls if any. Might come useful later on.

Good Luck.

FH.
