Insurance cost hump is something that every one has to go through but after some years (3 or so) it comes down.
Buy a used car (sedan) initially . Try Des Jardin & Johnson and others as well . Reduce your coverage and increase your deductible plus pay lump sum.
After a couple of years when your premium comes down , change your car.

Fido.
Agree with Fido.
By the way, why are you buying a Van? If you have two kids and are 4 members in the family, a sedan can easily and quite comfortably suit your needs. Plus, you will end up saving gas.
If you're really insisting upon the mini-van, then try Mazda 5. Same size as the sedan, but with 6 seats. Having said that, it's a bit tight when using all seats and you end up losing the trunk space. I am sure you will have the same insurance as the Car, and seating capacity for 6 passengers. Another option is Toyota Matrix - Hatchback, if you're looking for a good trunk space, and all-folded down seats.
Sedan would be the best option for you.
On a lighter note and on the risk of being labelled as a cringe inducer: Move to Vancouver. It has a Govt. Insurance, which is way cheaper than ON. Plus you won't have to install winter tires. Sorry guys for a bit of digression.

This is a very immature post. Why would you say that all realtors are scam artists? Are you jelly that they make good money? Dont the buyers and sellers have the option to buy/sell on their own?
It like any other profession, the hard working people are more successful that the mediocre ones. I know some mediocre ones who have gone to India. .... ....

Realtors just work for their commission. That's all they care about. They want to close the sale as quickly as possible & move on. But when its their own house, they do proper research & try to get proper price.
The seller's agent is usually worse than the buyer's agent, as the seller is paying the commission to both the agents . Usually 2.5 % to Sellers agent & 2.5 % to Buyer's agent...both paid by the seller.
Real scam artist these guys. Don't get into some stupid bidding war when you are buying, through them.
HW36 is coming to Vancouver with her rental properties & also Houston & Toronto
Realestatewoman36 has arrived in Vancouver
