1) In India the POA might need a stamp paper Or a stamp to attest upon with a signature.

1a) The person who will attest it on your behalf needs to produce his color copy of his passport ?DL or any card that will be quick to recognize. The Signatures and Bio data etc., should match. AADHAR card is one. { This is needed by the registrar there to REGISTER. Please get the exact requirements at that end, so, there will be NO delay} TWO COPIES.
Currently they use bio-data for registering.

YOU need TWO COPIES OF THE Ownership of the property with details (PATTA) notarized to identify the property. (Please note you need an encumbrance free certificate for that property from the TASHILDHAR) or a registered will

You might need to keep one copy here in Canada. Pl.SEE WHAT CGI needs 1 or 2 copies.

With the above TWO {1 and 1a plus Patta} GENERATE a POA here tell them who will sign there in India and you have his details. You have your details too. Give property details in it.

Speed post or courier the documents to CANADA. You can get advance copy by attachment and get things READY.

You might need a lawyer to notarize the documents and signatures. If you need TWO witnesses they need to be there at the CANADIAN LAWYERS Office to witness your signature. THEY ALSO NEED THEIR ID and UTILITY BILL.

4)ASK the LAWYER here You will have to go to JARVIS STREET and they have an Archive.

5) See how many color copies they need ALWAYS HAVE ONE EXTRA.

6) All of these documents goes straight to the REGISTRAR there in India by courier/reg POST DIRECTLY. YOUR FRIEND GETS A COPY, AN ADVANCE COPY CAN BE SENT AS AN ATTACHMENT.
