Need advice on side door basement entry

Hi Guys,

I need your advice on side door entry of the basement. Here is the situation.

Its a 32ft fully detached lot (around 2000 sqft). The problem in 32 feet lot is you get 4ft of distance between two consecutive house. Means officially you get 2ft belongs to your lot and 2 ft by your neighbour.

Because house is bigger in sqft, I thought it might be great idea from resale point of view to have side door seperate entry at ground level (as per my layout if I had side door through my laundry room you can go to basement without entering into my house. I already have sepration door in my laundry room at main floor).

My problem is "Is it really worth to spend $2,000 to have side door entry when side entrance of the house is merely 2ft (belongs to your land part)?"

I ask city and they don't have problem but I am not sure about the potential basement renter - how comfortable it will be and also, the buyer - how much value it will bring to me"

I am not interested to do side door entry by digging as it requires special approval.

Any adivise / input on this highly appreciated.

In my opinion adding a separate entrance door to your home will definitely add extra value in comparison to similar homes in your neighbourhood, that do not have this feature.

The cost of $2000, may increase the market value of your property, based upon the principal of contribution (real estate term). At the time of re-sale this separate door with ensure the prospective buyer, the benefit of income producing independent basement apartment.
