a)All big banks are public companies.
b) Major owners of down town buildings are Cadilac Fairview, Oxford, Brookfield and Dundee.

Rest of questions I leave for you to research on internet.

a. Even if the banks are public companies, who are the main/biggest shareholders.

b. When I talked about downtown building - I meant the buildings of banks offices in downtowns and major intersections of the cities.

I tried to research these issues on internet, wikipedia, and bank websites but could not get any clue about the "Main owners of canadian banks".

If we say shareholders then foreign banks and public have shares of these banks but they have no say in the ownership rights.

a) If you want to know main shareholders then you should go to investor relations section of websites. You will find Annual Reports and Supplementary information form. You have read through it to find the info. Another link would be at SEDAR

b) TD Centre is owned by Cadillac Fairview, BMO HO (First Canadian Place) is owned by O&Y and rest find out your self. I told you the companies....go to their website and find their portfolio.

In which companies, shareholders exercise their true rights. They are more concerned about the value or dividends.....

You will need to plow through the company's 10K filings and look for the Five Percent Ownership documents.
You should also check out reported insider holdings by using SEDI and CanadianInsider.com (for Canadian stocks).
