On a separate note ( and hence another post ) just to share what I learnt some years back regarding eviction was - that despite the eviction orders , the Sheriff (not the Police) who is the authorized person cannot invoke an eviction order in winter months ... on humanitarian grounds...... for the same reason you cannot cut heat or electricity to your tenants even after the eviction order has been passed.

Evacuation can be done even in winters though when needed but surely by the emergency services :)

I am relaxed, having lots of fun and that is why I am posting. I will be stressed only when I had to work long long hours as I do not seek free bees. So don't worry about me.

As you said, I am also just posting as to my liking and please don't take it personally and you are free to ignore as well as you said. You are advising me not to question poster's intentions and you are judging me at the same time as self-righteousness. You may not find problem with simultaneous posts but I do. Again you are free to do so as you wish.

Lastly, I am sorry for being rude to you and agree it was not called for. My sincere apologies.
And what snow? I am in Calgary and we have chinooks to take care of it. My work load is piling up and got to go. Enjoy your postings I will read them when I get a chance.

There's no separate law for summer and winter. Frankly speaking I didn't mke lease agreement etc for 5 years. I had 1-2 bad tenants who ran away with my 1-2 mnths rent but I let thm go and next landlord put thm behind bars. One slapped his gf with whom he was staying. Now he cannot enter Toronto so he is in Halifax and another one was
arrested for landlady jewellery theft but both didn't deserve such harsh punishment. I m certain the guy is not a thief but he must hv threatened landlady and she taught him a lesson. The guy
desperately called us to gv him room n was ready to pay $1000
which he owed us. My husband asked me and I cooly replied to my husband....sap ke muh me koi do bar hath dalta hai kya? :) my husband called him and refused him.Next...we hear he is arrested for jewellery theft. That's why i always tell about Karma. Always do good n leave rest to God. :)

Condition: only if he/she is delay on payment and no leased signed

based on above condition, when tenant leave the unit to go out... go into unit, remove all stuff and put it outside near garabade - lock the door - he will comeback and will not be able to enter,,, When police arrive tell them that heshe has been moved out - no one can touch you, as long as they do not have proof of paying.

I always do that - wait till they go out - throw all stuff - lock door and pretend its very normal - IT WORKS FOR ME SO FAR ( You just need to be confident and calm)

Good that it worked for you so far, hope it works in future as well.

But if tenant has there mail coming to your address, that is a proof in itself.

USE this form : Just change some text according to your needs - this contract is very handy to rent long term ( but officially weekly basis)

I have kept few points ... you can add or modified.... Here First paragraph about "Ontario Residential Tenancies Act (RTA), 2006. " is very important as well as TAKE THEIR PERMANENT ADDRESS.

6. 10.
