If you were to superimpose that inventory (supply) line over that sales (demand) line, that should be a solid slap in the face wake-up call to all the Edmonton bulls.

Edmonton Residential sales YOY % change

May +10.7%
June + 0.9%
July -19.9%

Calgary is not too far with same stats.

Hey Rahul

So in SUMMARY does that mean its no a good time to buy any property or what else?

Also i hope it hold good for Calgary also as graphs are only for Edmonton

can u clarrify this to me?

But one thing is sure this article is from Edmonton Real estate i.e Coldwell Bankers that means they will always try to show SO CALLED BUYERS that market is good so go and buy property

So my advice is always read articles on PROPERTY from Neutral who is not buyers as well as sellers

As per my understanding in general it's not the right time to buy any property in Canada/US as first time buyer. Wait for few more months and see how stock market, house price, mortgage rate, foreclosure property change. A lot of people can not afford their houses at this point and let wait for 1-2 point change in mortgage rate.

Do yourself research before going/talking to any slaughter house (realtor, mortgage broker, banks). Slaughter house does not care who u are. They have all kind of knives for all kind of sheep.

What is amusing is that these 'predictions' (of an imminent crash in the markets) has been around on various threads on this website for several years.....the 'crash' is always just a few months away!
