Reading in Toronto Star, there are ads about few investment options and would like to get opinions of fellow CD's of pros/cons and any experiences dealing with any of them .
Again, the terms and min deposits are high too, hence all the more important to get feedback about them.
1] Alterra Capital [ Investment House of canada]
14% fixed income on 2 yr term. Min 25000 USD
2] Vellacqua

Deal with investments in real estate. Not sure how it works and whether it is a good investment option.
They offer 17% per annum. Min $25000 with 1 yr term.
3] Nelson Investment Group. 12% on 1-5 yr term and min of $10000.
This has been discussed earlier in CD but was indicated that it is a min of 4 yr term. There is not much info about this on their website.

This investment is a second mortgage (also known as a form of mezzanine financing) on commercial properties.
Basically when you lend money, your name is on the property papers as second claimant. The principal claimant is the main mortgage lender like TD or other. If something goes awry, TD(or other) gets first claim to the property and you the second.
The minimum investment is $25,000 and it is locked in for a year.
I have arranged several such deals for several properties but always at 12-13%. The 17% offered by Vellacqua is lucrative so I have asked for brochures on the properties available.
Sometime ago I had arranged such deals for Harry Stinson, the Toronto based real estate developer who appears in the papers often. He had actually floated such an offer for his now completed hotel at I King Street west . He was offering 12% for a min of $10,000. All who invested were rewarded without a hitch.(At first it was 8%)
In the last several years, this kind of investing has been pretty secure. All the deals I arranged nobody lost any money. I am still doing it, but again the returns I am offering are 12-13%.
I am also trying to be an accredited broker for 2nd mortgages on The Trump Tower coming up.That will be an easy sale.I already have tons of people wanting to invest in that all over the world incl India, Singapore, London, Dubai, Lagos... Not for the money just the glamour factor- so at cocktail parties they can say "Hey, you know what, I am financing the Trump Tower."
It is known as mezzanine financing as the mezzanine floor is above the ground floor meaning you are second in line.
