For renewal or refinancing contact a few of the BROKERS and not the Lending Banks. You can do the searching for the rates on the web for all of them. Please make a note of the date of postings on the web sites. If it is not today's rates, then they are not upto date.

Talk both, to the Bank and the Broker. Take to your Bank what your Broker may provide you with. Go back and forth between Broker and the Bank and negotiate, negotiate, negotiate.
Last year, my Broker was giving me 2.35 variable, but when renegotiated with the Bank a couple of times they beat the broker with 2.1 - the best I got. So, don't feel shy about talking it out and fighting hard. It's your money afterall.
Remember, both are after your business - provided your credit rating is excellent.
