Hi,
I'm a first time home buyer in Canada. My closing is on the 30th. I moved here from the States and would like to know how the closing works here in Canada. In the States, we do a final inspection/walk through before we go to the lawyer to sign the papers. This is to make sure that the house is still in the same condition as before and all the seller have met all the conditions. In my case, the seller was asked to change the living room color. Should I not do a final inspection or walk through before I sign the paper? Is this what Canadians do? Unfortunately, my realtor sucks. I wish I had not gone with him. So any pointers will be highly appreciated.
Also, I guess i need to order the utilities ahead of time. Could you please who I should contact for what in Mississauga, ON(the house is in Mississauga)?

For the final inspection, you should go thru your realtor. But if he's uncooperative, try the seller directly.
As regards tranfer of utilities, your lawyer should have informed the utility companies already. You should confirm with the lawyer.

Do you have a clause in your offer that allows you to view the property before closing? If you/ your Realtor missed to add this condition, then you might not be able to do a pre-closing visit. But, you can still request for a viewing in good faith, you never know, your seller might be helpful.

Hi Amit,
Good point. I do not have any such clause in my offer. Neither did the realtor mention anything about final inspection/walk through clause while we were preparing the offer.
My question to you and everyone else reading this post will be: Since I do not have a final walk-through clause in the offer, how do I make sure that all the other clauses in the offer has been met? I had put in a clause asking the seller to paint the walls.
