One of friend bought detached house with 2 month closure. He was promised railing on the front porch as a safety issue. Till one day prior to closure nothing was done. Last day of the closing, when we were taken to show property, instead of railing, they had put some cheap wooden planks. We refused to accept this and asked for $1500 for railing. The seller refused but we had to close the deal.
He is shocked and wants to complain against his real estate who seemed to support seller rather than buyer. Is it possible to complaint about such cheating in canada? will he get some sort of justice? can he complain against real estate company? The deal is already over and seller refused to pay whereas my realtor promised us in writing.
what will be the outcome.

Ideally, your closing lawyer will keep aside equivalent amount from closing amount until the issue is fixed, with a date for completion. If the issue is not fixed within that date, you can get that amount back from the lawyer.
Your can still contact your closing lawyer to issue a collection note to the seller's lawyer.
