Could some one please clarify the section in the Listing Agreement for Selling of Property regarding the Cooling Period after the listing has expired. If the period is 30 days from the expiry of the listing, does this mean that you can not proceed with listing of the property with another broker during this period? I did read the section several times, but as I read it, it indicates that if the property is purchased by some one who has seen the property during earlier listing, the listing agent at that time will be entitled to the commission.
My questions are: Can the property be listed with another broker immediately on expiry of the listing - any restrictions? What happens if the property is sold privately during this period of 30 days - a completely new buyer who had not seen the property earlier?
