I am moving to Canada next week and need a 1 BR apartment from August first week. I would not prefer Basement apartment.
Is it possible to get apartment for short term lease like 3-6 months? How should I approach the leasing company? In Stamford, I can sign a 1 year lease but if I show a letter from employer that my job is transferred, they can allow me to leave the apartment after 4 months without any penalty.
The lease is usually 1 year. Some landlords may allow you to sign a 6 month lease, but charge additional monthly rent (when you vacate, the apartment is vacant for a while so it costs them to sign a shorter lease). You may also look for a sub-let (check on sites like Craigs list or kijiji) and this is usually someone who needs to move prior to lease expiration and is sub-letting the apartment. However generally speaking, these are difficult to find (unless you go for short term rentals which are WAY more expensive)
Usually, when you break a lease, there are some penalties. Sometimes it is a better option to sign the lease and pay with the penalty OR try to sub-let the apt. if you have to break the lease.
Brampton-Mississauga are very big towns, you need to do a couple of things
1. Narrow down the area you want to live near (like Square one in mississauga, HWY 10 - Steeles in Brampton etc. )
2. Decide what you're willing to pay for rent. For a 1 bdrm non-basement you're easily looking at between 1200-1300 (with utilities included) in a good area.
