Hi,
I'm planning on buying a condo in Mississuaga. The place I've seen is in a good location. The condo facilities and views are very good, but the only issue I've is that the building and the condo is 15 years old. Can anyone please let me know the pros and cons of buying a 15 year old condo. What are the things I need to be aware of buying a 15 year old condo. What maintaince might be required? WHat part of it is the building management's responsibility and what would be mine? Please adivice and appreciate any additional information. The location is 45 Kingsbridge garden circle.
thanks for your time and input
Regards,
Giri
I wonder why you have not asked these question from your agent?
It is your job to ask him and his fudiciary duty to reply to your questions. He is being paid to work for you, isn't he?
Any way, this is a highly reputed building with solid reserve fund, as of today.

Dear Amit,
Is getting a custom-built house a good idea? Some one argued with me, that anyway, it costs almost the same!!! I am totally unsure. Help please.
Thanks.
Well, definitely it is a good idea. There are quite a few custom home builders in the GTA. Building custom homes can be time consuming process in comparison to buying home in a new sub-division from the builder.
Luxury custom homes can be seen in older sub-divisions, e.g. Lorne Park Area of Mississauga has many beautiful custom homes. It is a common practice to buy run-down properties with big lots and re-build custom homes after refurbishing/demolishing the existing property, subject to zoning and municipal approvals.

Amit, Thanks for the information and appreciate your feedback. BTW, I did ask the realtor (the agent for the seller) these questions, but not my agent as I don't have one yet. And anyway, it doesn't hurt to get a second opinion, does it?
Benglur it doesnt hurt to get a second opinion. If you feel ur agent is not giving you advice to your satisfaction, why dont u switch agents. I am sure Amit can qualify as an agent worth repute. You can avail of his services. Who knows, he may be able to give u some better deals also !
