Jayaram,

How can you generalise a statement about real estate agents? If you have met someone who did not give you proper advise, it does not mean that there aren't any quality real estate salepeople out there.

There is also a small percentage of "Nighmare buyers" that we Realtors come across, who just cannot be satisfied. This does NOT mean that every home buyer is same. There are good and bad apples every where.

Ok I take back my word that Real Estate agent don’t proper advice.

I will say they don’t give any advice at all for your needs if you ask them. And I will say that for those who are signing up for buyer’s agent Please don’t look up to them for advice. Since the buyer agent gets the 2.5% commission, they are not proper guys to take advice from, because they have getting commission from it.

It is in their interest the buyer should buy the property ASAP other wise buyer will loose interest. So don’t look up to them for advice. Take a friend who will give impartial advice (as they are not going get any commission) based on your requirements and criteria of the property you are looking for.

** Don’t ever put an offer on the same day**. Take a friend next day. Analyze your requirements and if the property meets it then make the offer.

I am telling from my experiences and the mistakes I have made.

Make check list of your requirements. For each property go through the checklist and if meets your requirement then take a friend. Without check list you will buy of emotion. ***You should never buy a property based on emotion. ***
The RE agents know many buyer buys property based on emotion and they will use that emotion into buying the property.

So do you due diligence and don’t buy property based on emotion. Take emotion out when buying property!!!

Jayaram,

I fully empathise with you. Too bad, that you bought one your biggest investment based on emotions and at a time when the market dynamics favoured sellers. The multiple offer scenarios are not common these days, and buyers are getting a lot of choice before they make up their mind.

Buyers DO NOT even pay any commission (99% of times). So in this case, I believe that Jayaram never paid his agent, any money out of his pocket.

The point here is that buyers need to do their due deligence when hiring a Realtor. It's true that all professional services come at a cost, but experience and knowledge become invaluable whenever the doo doo hits the fan, and it hits the fan a lot more often than people may think. Good Realtors put out fires before they become emotional, psychological and financial conflagrations.

Dear Amit

Please let me what motivates you to sell a property to a buyer? Is it not the 2.5% comission? Yes or No. Are doing a favour to buyer by being a buyers agent. No. Even if the buyer is not represented by a buyers agent, the sellers agent will act as buyer and seller agent ( dual agent). It is good to have buyer agent but all I am saying dont take the advice of buyer Agent, because the buyer agent is NOT A FRIEND of the buyer. Take advice from friends and relatives and they are your true advisor.

I sorry to say this Amit., that there are a handful of RE agents who go out of the way to help to a buyer to get a property of his/her needs.

You clarified/answered your question in your last paragraph. In my opinion, there are more than a handful of agents out there.

A buyer's agent/broker performs services for you that a seller's agent can't, such as showing you reasons not to buy a particular property. A good buyer broker/agent will include contingencies in the contract that protect you, rather than the seller as in most standard contracts, and keep confidential any information that could hurt your bargaining position. The hallmarks of this relationship are good faith, full disclosure, competence, obedience, and accounting.

Bear in mind that the seller agent (e.g. the agent whose name is on the lawn sign) always works for the best interest of his/her seller. Brokers have to disclose all relevant information they have on property defects to sellers. But brokers must tell buyers only about material defects that render the property dangerous or unfit for habitation, not necessarily all defects in a property. That's where a buyer agent comes in handy, being free to talk about anything that can affect the buyer's interests.

I do not want to discuss this further and I will leave it for other members to make their own opinion on this topic. Buyers have full right to make their own decisions, whether to choose or not to choose a real estate agent (buyer/listing) or anyone for that matter, when buying/selling a home.

CD / Amit / Rajiv ,

I am frequenting the Mississauga areas looking for moderately (less than 5 years new houses) and I found couple from the boundary of Winston Churchill in the East to 9th Lane in the West then on the south it is Eglinton and Britania on the North.

The schools are not well established in these area as they are in service for the last 4 years alone (Churchill Meadows).


1. Are there any CDs in the area ? How do you feel about the place, Please share your feelings ?

2. How bad is the road traffic (not in freeways but around the area) in the peak hours till you hit either the freeways or the train station ?

3. Price side. A 3-bed detached (actually linked) cost around $340K to $360K for units around 1500-1800 SQFT and a little less for the smaller size.

4. How is the Churchill Meadows school?

I know it's not the area you are looking at JRF, but I recently completed a purchase for a CD client of mine up at Mavis/Derry. He liked the area based on location, proximity to schools, community centres for his child and the highway.

The houses are about 5-8 years old and walking distance to various schools in the area that are quite decent (e.g. David Leeder). Close to the 401/407 as well. It was approx. 2000 sq.ft Semi and in the low-to-mid $300K range.

The demographics of the area seems to be a mix of various cultures.

I'm not too sure about the Churchill Meadows area but Amit or Rajiv may be able to better answer your questions on this area.
