Agree with Portia, realtors knowledge of area of interest is must.
Best guide to select an agent is your own questionnaire and list of preferences in order of priority. Agent should be able to answer all questions.

Visit MLS website, look for the houses on sale in the area, visit yourself the area , check online on all the available amenities including schools, public transport, malls, grocery shops etc. Study the demography of area, Check on distances. Travel them physically. Once you are sure , Hire a local agent for home showing and further interactions with other parties. When you will visit the area, you will see plethora of advertisement , boards by local agents. reach out to them. Never sign a pact of any kind.
Major mistake people do is total dependence on the realtor from the word go. Avoid that !

First home purchase is a learning experience in everything..
Some people will slip and fall , others will be luckier..
Be careful of friends recommendations, a lot of times desi real estate agents abuse trust to get a quick sale.
Make sure u look at over 15 to 20 houses in the area u want to buy before u decide..
Some of my friends have looked at least 100 houses, if ur agent is not ready to show u enough houses they he is not the right person for u.
The way to tell if a agent has ur interest is that once u look at a house if he points negatives in the house.
If he does not point any negatives then it is a sure sign the guy is out to get a quick sale.
As an example..
1> If he takes u to look at at the house on the main road and then does not tell u affects of noise and safety issues for children.
2> If he does not discuss the school zone rating and neighbor hood demographics.

I am a real estate sales rep myself.
First need to find out if he knows that area.
I myself don't work in Hamilton, so I would recommend you to the person who knows the properties and neighbourhood in the Hamilton area.
Second home many years he is in Business?
Third is he working as a Full Time or Part time
