Hello,

I have decided to buy Condo may be at Etobicoke or Missisauga. Can any one please help me what to see and anyone has experience about Etobicoke condo in terms of good manag condo.

Suppose you have x budget then which equation is better,

High mortgage + Low maintance = x budget
low mortgage + High Maintance = x budget
In above both the term budget remain same then which one is more benifite ?

How often the maintance has increased ? I heared that every year it goes 2 to 4% up ?

Great hep if someone can give some direction about maintance fee!

If the purpose you are buying a Condo for is to live there yourself, then you should be buying the one that meets most of your requirements within the specified budget.

If the purpose of purchase is investment, then look for the one that offer you a reasonable cash flow and possibility of future growth. Proximity to city centre, malls, schools, entertainment facilities and availability of public transport are some of the key criteria, besides the age of the condo and what maintenance fee covers, to consider.

There is no set equation in terms of which is better and I bring these to the attention of my clients and let them make a decision.

Lastly, in terms of building management, condo's upkeep and surroundings will give you an idea about thier management abilities. And the maintenance fees increase is usually higher where Hydro is icluded in maintenance fees and/or the building is occupied by mainly tenants (who don't have any incentive to conserve).

I have also observed that maintenance fees increase with the age of the condo and also more for condos that have a swimming pool (owing to increased insurance and maintenance required)/

Sorry , but did someone ask what you do or is this self professed covert marketing which I believe is not what the charcha is for ...

I want educate you about your equation. I understand that your X budget is same in the both the cases.

You may end up deciding between newer or older condo buildings. Newer condo buildings will have smaller sized units in comparison to older buildings (if X is same).

Further, the size of the unit is directly proportional to the condo fees within a condominium bldg. (condo fees are calculated on basis of per sq ft, plus there are other factors too that decide condo fees).

Your final equation might end up looking like below (X=Condo's price is same in both the cases):

High mortgage+ Low maintance = x budget= Newer bldg., smaller suites

Low mortgage + High Maintance = x budget= Older bldg., bigger suites
