I have a US visa, can I apply for Canadian study Permit

I currently got US visa for graduate studies. I am still at my home. Further, I received an offer from a Canadian University with far better funding. I desperately want to join this Canadian University.

I am really confused about it.

Can I apply for Canadian Visa when I already have a US visa? I don't want to go to the US if I get this.

Please suggest me, I am really really confused.

Yes, you can, based on your admission to the Cdn Univ.
