Hi friends,

I will be landing in Toronto at the end of October 2011 after celebrating Diwali here. I am a new immigrant and coming alone and wife and kid to follow later. I urgently need suggestion about where to look for an apartment. I will be sharing this accommodation with two more new immigrants. So, we three will be sharing this apartment. Our budget is 1000-1200 inclusive of all utilities. Please suggest on my below queries:

1) Where to live considering we all have to travel a lot for job search and will be using local transport. (Toronto/ GTA etc). Our budget is 1000-1200 inclusive of all utilities.
2) Can we get an apartment in Toronto close to downtown in our budget?
3) We are willing for contract of 5-6 months only. Can we get this? Most of them are asking for I year.
4) As we all are new immigrants with no job record and credit history, can we still get an apartment?

Request inputs from cd’s.

Thanks

Good decision.
No need to live in downtown. Down town is for professional jobs only. You would need to be near factories.
Live near a metro station. DOnot live in scarborough or Malton. You can try near Islington Subway or at Square 1 in Mississauga.
Many residents will be willing to rent out 2 bed apartments in the basement . Rate will vary from $ 800-$ 1000.
Professional apartments are the best and they will start at $ 1000 for a 2 bed near islington subway but they will want you to sign a one year lease.
As a new immigrant, you will be eligible for food from the local food banks. This can help you to save around $ 200 - $ 300 a person. Bread and fresh vegetables are available free for you Mon-Friday.
Good luck. You will need it.
Peace

In Old Dundas Street, a lot of good (1 year lease) apartments are available form $ 800. Bus at your door step to Jane or Islington subway.
Mabelle Avenue (Near islington subway) is a melting point for middle eastern and Indian immigrants. Rents start at $ 1000.
Also at Sherborne subway, there are apartments for $ 800 (1 bed) on 1 year lease occupied by poor but hard working Indians. 1 year lease is required.
Peace

Hi ,

Apartments need an year's lease . If you are not willing for that then basements are the other alternative . As long as you can show an year's rent worth of bank balance , you should be eligible to sign a lease ...( for an apartment)

For basement apartments it is 2 months in advance , last month free .... month to month basis .

Location : You might wish to stay @ the periphery of Toronto / Mississauga . As you go closer to Toronto apartment sizes start to decrease - some locations on the west end are Mabelle St . .. near the Islington Subway station & 340 Mill Road(surrounding areas) ... Both are @ the periphery & will enable you to catch a bus either on TTC or Mississauga Transit .

Since you are coming alone first - it would be advisable not to lease till you job is finalized - then you can shift to some adjoining neighborhood .... There should be sharing accommodation ads on kijiji .

Thanks Fido,

So, the best option for me is to look for basement for initial few months and once settled in job etc then only look for a apartment with a lease of one year. I will be sharing this with two more new immigrants. So three of us will be sharing basement, hope we don't get any problem from landlord about giving this to three new immigrants.

Any more suggestions from CD members will be highly appreciated.
