I m Canadian Citizen of Indian Origin. Do i need AaDhaar Card to sell inherited parents property and transfer funds to Canada. If i do need AaDhaar card how do get one in Toronto. Also do i have to be physically present myself to relevant local TELANGNA govt offices in India to sell my parents property. The property is still in my parents name & they are deceased. Tks.

S.O. 1513 (E).-In exercise of the powers conferred by sub-section (3) of section 139AA of the Income-tax Act, 1961 (43 of 1961), the Central Government hereby notifies that the provisions of section 139AA shall not apply to an individual who does not possess the Aadhaar number or the Enrollment ID and is:-
(i) residing in the States of Assam, Jammu and Kashmir and Meghalaya;
(ii) a non-resident as per the Income-tax Act, 1961;
(iii) of the age of eighty years or more at any time during the previous year;
(iv) not a citizen of India.
2. This notification shall come into force with effect from the 1st day of July, 2017.

You cannot sell the property if the property is in your parents name and they are no more. If they did not leave a will in your name then you have to get legal heir certificate. Then a relinquishment deed has to be done in your favour by other shareholders like your brothers and sisters. Then you have to get property transferred in your name. They might want to see at least one utility bill in your name, you might have to get that as well after name transfer is done.
Though you don't require Aadhar card, you need PAN card. You probably need OCI card as well if you are not Indian citizen anymore.
