Hi friends,
This is my first posting . Quite recently moved here to Edmonton & staying in rented flat. We're thinking about looking for a house in the coming months and need info. on good property developers . Having read about the mass-produced , brand new 2 storey homes with vinyl siding , flimsy construction ---want to stay away from poorly constructed homes.
Can you please recommend developers with good reputation for solid product and good finish ?

Generally houses built in between 2004-2008 are not very good. There are lot of problem in those houses as mass scale construction and mass scale unskilled labor involved in this housing construction boom time. So it does not matter who was the builder in those 4 years. You can get list of all the developer (Jayman, Landmark, Daytona )on Sat. local newspaper having RE marketing section.
I am pretty sure you are hearing lot of layoff news in local Edmonton or Calgary offices. Ft. Mac is becoming layoff ghetto and 70K pickup trucks are waiting for sale on 35K. Despite the downturn and uncertainty over the future, the dominant belief in RE is "You can't go wrong with owning your own home." This is especially true if you're talking to someone who: owns a home they are trying to sell; is selling a home on behalf of someone else; sells products and services that help people buy a home.
If you are a good vulture and can wait then you can make really good deal down the line. Mass foreclosure is not far away.
Edmonton:
Prices are down 22% since the peak in May 2007. A home that was 450K now is sale for $350K. Recession and layoff news are so high that interest rate is not going to play the game in RE price.
There are lot of newly constructed houses in new area of Edmonton like Ellerslie,Summerside,Tamarack and as Rahul said, the prices are down. There are manu reputed builders that already build good community. You can contact them , youwill find good deal. Builders are giving 1 yr and govt. giving 5 years new house warranty.

Thanks for the response Rahul. Yes, I agree about the shoddy homes . But our mindset is not entertaining homes which were built earlier , as they 'were lived in by others' !!! It doesn't have a 'apna ghar' feel at all ....
Plus, not all new constructions can be given a blanket phrase of poor / low-quality --- hence scouring the market for a not that badly constructed 'naya ghar'
