After listing, the seller has full controls like editing the content and making changes to the price. My friend had multiple offers and ended up getting the full price. There is of course more work to do, as opposed to engaging a real estate agent.

I'd think others like "bytheowner.com" may be equally good - I have no first hand knowledge. The question revolves around the generally charged realtor commission of about 4 to 5 % which could amount to 12 to 15 K dollars.

It is hard to say if one is better than the other - it is purely a matter of personal choice.

I am not surprised (with Competition Act vs. CREA, bringing in new rules etc.). Though new rules are yet to come out, many salespeople expect above kind of services becoming popular in the near future.

I think these a la carte services will become a common choice of many sellers out there.

Still many consumers would opt for full service packages, which may also come at lower commission rates in the future.

Should this come to pass, then many salespeople will adapt to the changes in order to survive.

Did you know that we have almost 100,000 real estate salespeople in Canada, that is almost 1 per every 340 people in Canada (including children)?

Any service other than listing service on MLS is overrated.

The only other service the agent provides is scheduling appointments and showing the house and acting as a middleman in the negotiation and the initial offer.

Every buyer and seller basically hires a lawyer to take care of legal proceedings.

90% of the re agents in canada are only interested in getting the deal closed asap so interest of buyers and sellers are least of their concern..

This is great news.. listing on MLS will start a wave of sell by owners, cutting the overrated middlemen out..

Couldn't agree more. Basically, I believe that scheduling appointments and open house could be EASILY (see in caps) arranged by the sellers themselves. I personally find it no big a deal myself.

Paperwork? That could be taken care of by hiring a Lawyer. It might be an exhausting process to start with, but heck! I will be saving a lot of money by not hiring a RE agent. That alone would ease my pockets and unwrinkle my difficulties.

If Competition Bureau settles anything less than their current stance, i.e. pay fee and list your house yourself on MLS then they are surely bribed out. I(and many more, except RE Agents) will be a very happy sellers. Let's wait and watch closely.

What prevails right now is utterly ridiculous and makes no sense at all to a regular (bechara) seller. What am I paying RE Agent is for standing in my living room with laptop and paperwork? This must and should be changed at any cost. RE-Agents would of-course differ. Nonetheless, I can see a wind of change.

Amit:

Your stats regarding the RE Agents ratio to the overall population are interesting. Despite this, there's no competition in the market with virtually every agent quotes astronomical commission which; 1. Puts a big hole in the seller's pockets, and 2. Negatively affects Agents' reputation.

That does not ring true. There has always been a lot of choice for the sellers when it comes to commission, from $500 to full 5%. With the new rules, choice will increase many folds.

It may sound an easy task, but in reality buying and selling real estate comes with many legalities. Consumers can sometimes freeze like a deer caught in oncoming headlights, believe me.

There is always a price one pays for risk and reward. Smart consumers will always opt for the best value. Real estate salespeople will never cease to exist. In fact, many will see growth in their sales, based on volume.

"Karam ki koshlta he yog hei. Apne karam mein sthir raho", is what has been said in Gita. Meaning, no one can better produce results than a seasoned professional.

Hi Amit,

Quick Q:
There are few Realtor already started to list on MLS with fixed price. I am wondering how's it going to work:

A buyer will have to pay some kind of fee to the RE agent he hires, since there's no commission to be split?

Thanks.

The meaning is no where near to what you said Amit. This verse (from Gita) can best be described in present context as 'A professional should always work towards perfection in his/ her field ...'

There is no guarantee of best results from a professional only. A professional can make mistakes, go un professional (sometimes), or many times.
