The given solution does not make any sense. Here data hiding is money. Just keeping MLS.ca below the butts and charging people for running the query is a monopoly. MLS can provide read only access for x amount (like carfax.com). Data integrity is not going to effect just by read-access query so people can compare and see history with paying x amount.
But seller can put (write) to MLS.ca at flat fee with Realtor. Why the heck we need Realtor to run a query? Does MLS.ca pay to Google for using their site?
You can also give Property Guys a try. Couple of people in our neighbourhood used this option and were very happy with the results. They also did post ads in the local newspaper. Not sure if ads are part of the package or not.

Dont forget that many drifters / time fillers will come to see the property who are not in the market or who dont have financial backing to buy. U just need to get one serious buyer.
So if i have a realtor whats he/she going to do, stand on the door and collect the visitors resume and financial backup and verify ?
I have seen tons of property with no intention to buy with some of the well known guys in Mississauga real estate ,just because i drove a MER GL that time and some of them even arranged a personal preview even before listing .
So i don't think i will buy that point.

We as a nation, have been told many times that selling a house without a realtor is "too difficult", or "not such a good idea" or "too complicated". I had a friend who sold his house through the "property-guys" website. At first he too was sold on the above ideas.
Anyhow, he took the first step, and I was at my friend's place when the representative from propertyguys came. I found him very knowledgable, patient, and not pushy at all. He did no hard-sell and gave my friend time to decide.
Skeptical as we were, there was a second discussion, where again all our questions were answered. The packages ranged from $ 600 to $ 1200, exclusive of the lawyer's charges. For the $ 1200 package, there is also a deferred payment plan.
After listing, the seller has full controls like editing the contents and making changes to the price. My friend had multiple offers and ended getting the full price. There is of course more work to do, as opposed to engaging a real estate agent.
I'd think others like "bytheowner.com" may be equally good - I have no first hand knowledge. The question revolves around the generally charged realtor commission of about 4 to 5 % which could amount to 12 to 15 K dollars.
It is hard to say if one is better than the other - it is purely a matter of personal choice.
I would still say: If you’re house in high demand area or reasonable price then will be not difficult to sale... or else you will need xtra help (RE agent)
It’s not that easy to sell house by your own if you are not familiar with process…
RE agent will need in certain situations:
- U wanna to sale house in Rush, you yourself don’t have much time to spend, you know how to make paper works ( lawyer to paper works but not all paper work... there is some clause and fine print in the deal , if something goes wrong after deal at least you are protected with RE company)
If you house is not in high demand area, you don’t know how to present your house, U or buyer don’t have proper channels (mortgage broker, lawyer etc…) those cases RE agent will come handy
Again, yes it is better to sale house without RE agents if you can handle it by yourself. –or in most cases it’s not worth it.
However, it’s always a good for us if MLS open for public in that case we have more choice and RE agent will also feel the competition, so commission will be cut-off
Note: ... I’ve already sold my houses In Montreal by myself and bought one here in Toronto from private listing. Luckily I have knowledge and connection so it was not difficult but for most cases it’s not that easy
