Keep in mind that there may be a delay of 24-48 hours from the time a new listing comes or status/price changes in existing listings. Some information in the listings may be supressed on MLS and at times addresses could be missing.

A REALTOR on the other hand has access to all the information in REAL TIME and an provide you with complete information as he/she has access to even the 'sales & availability' data. If you are abuyer, it doesn't cost you to hire a REALTOR to do the leg work for you. Sellers of course do have to pay commission.

go mls.ca, go to the brokers site to check out exclusive, best is to aviod all headache and get an agent to do all the spade work. select a agent who is not a 'control' nut. call few talk to few take your time< the right agent will work to get you the right home. 80% of buyers can not be wrong
