I'm an Indian born immigrated to canada and have got my citizenship. I don't have Oci yet. My query is the following:
1. Will I be able to purchase/register a land in India with me being in canada ? Meaning without visiting india and my family helping to find a land. Can the registration be done on my name ? Please tell me who will be the right person to ask for procedures and formalities for the same ?
2. Similarly, can I be able to sell the land in India with a family's help in india but the registration transfer be made from canada.
Basically, I'm unbale to leave canada at this point of time. Is the above two things possible ? If so kindly someone advise who and how this can be done and or whether this can be done on the first place ? Thank you.
u can buy plot or houses , but u can't buy any farm land

@7seasfar- my family will assist me in locating land/plot but however we don't know how to get it registered on my name with me not visiting India. I mean I understood that we need to be in person for any registration to be done. Also, being a canadian citizen will my PAN still hold good ? Also, I don't have an OCI at this point of time, even otherwise I will not be able to visit India at the moment.Please let me know any information on how this can be done ? You can buy properties without visiting India. Last time I remember, There is one document where you need to put your photo, signature and left thump impression. Your family can courier it to you.
For selling, anyone with your power of attorney can represent you during registration. Be very cautious with power of attorney. That person will have complete right on your property. Better be with your parents or siblings.
During registration, They ask for copies of your Passport and Pan card. I had done few registrations with Toronto address in my Indian passport. Ask you family to talk to a stamp vendor (or a lawyer if its a big transaction) and they will give you complete info.
