I am looking to buy a new house in Brampton. I checked out few like paradise homes, ballantry, great gulf......in pictures all new houses (proposed) look good but I am looking for some advise in making a right decision. I have few questions to start with:
1. Which builders are good and which ones to stay away from?
2. Are the prices listed negotiable?
3. They give 2 choices (elevation A and B).....Exterior or brick. Which is better option?
What other things to keep in mind?
Every builder sublets the work to the same contractor. So great Gulf and Green park homes may use the same contractor. so it does not matter.
But having said that, use a reputable builder (great gulf, green park homes etc..) so that coordination and after sales service is good.
I used to handle Green park homes houses and they really put a lot of thought into their homes.
Stone and brick is the best and costliest. Siding is the cheapest. Go for brick of stone as the facade is long lasting and easy to sell.
When I worked with a home builder, I was told that they never negotiate on the prices so as to be fair to all and to prevent law suits. But this was in the boom time of the blackberry in waterloo.
Even now cdn. market is hot. They may not reduce the price but you can negotiate free extras like free wood flooring, free furnace, free music system etc..

I am a Gents and not a Ladies.
So far I have visited Paradise, Field Gate, Meridian, Royal Cliff, Ballantry......the prices are more or less same. I still have to check out Green park. I visited one of inventory homes by paradise. It was nice but not too impressed. Others said they don't have any model homes. So I am very skeptical how to choose the right one. I am not too good in imagining how the finished house will be when they show floor plans and other stuff n paper. For example, I found the coat closet at the entrance very small in paradise house I visited. But I could point that out only because I saw it. On floor plans, it is usually just says "closet"....now that I saw that....I would ask the size but I would probably not thought of that otherwise.
Anyone knows any good forum about new houses in Brampton?

Homes >600K are slower you can easily negotiate 30-50K or ask for upgrades of that cost. My friend brought a new home on financial dr and steeles for 780K and got 90K in free upgrades as his was last house of the phase. Negotiation will depend on how fast the builder's inventory is moving..
