Hello,

I am a first time buyer, looking for houses in Western Part of GTA. I work in Mississauga and am looking for detached houses in good & safe neighbourhood with closer to good schools.

I am looking for deached 2 Car Garage houses in less than 330K range...couldn't find anything on MLS in Mississuaga in this budget however there are some houses available in Brampton in that range. My only concern is I've heard that Brampton is not such a desirable neighborhood, schools aren't that great and has higher crime rate. Does anyone has any idea / insights on Brampton? Which interesctions / communities are good to live and which one should be avoided?


Any advise / word of caution before I lock myself in the new property in Brampton?

Members living in Brampton area would be in a much better position to reply about the good and not so good neighbourhoods but what you have heard about Brampton seems like exaggerated. You will find this in every locality that some pockets may not be as desirable as others to live in and that's what reflects in the prices of Real Estate in that community.

As you mentioned that you are a first time home buyer, working in Mississauga and your price range is around 330K. I would suggest you to contact a mortgage professional and he will be able to show you that with the new 30 & 35 year amortizations house affordability has increased and you can go in for a house in Mississauga Area while your monthly commitment may not increase significantly. Also make sure to utilize the Home Buyer Plan which would save you significantly in taxes.

I have lived in Brampton since last 5 years, and I am yet to encounter any criminal activity (touch wood). I live in a "sikh ghetto" (Not Springdale - and I am not a Sikh either). The area where I live - South West end of Brampton - Mavis/Mclaughlin/Mississauga Rd are developing very rapidly.

No idea about quality of schools. But for now, I prefer Brampton as it is less crowded than Mississauga, less traffic on roads. Not sure how it will be in next 5 years.

IMHO, areas to be avoided would be somewhere near Bramlea City Centre. Perhpas other Bramptonians can throw more light on Brampton

Brampton is a great place to live in and it offers affordable housing too.

Many home buyers like to live in Mississauga, but can afford bigger/newer homes in Brampton. Brampton is seeing much more influx of newcomers since past few years because of affordable housing and better public transit system than Mississauga.

If you are looking to buy a home then the best way is to consult a Realtor who works in Brampton/Mississauga. This way you can make an informed decision.

It all depends on where you end up getting employed and how close you want to be by your work etc. Do you have a job in hand yet?

I have friends who live in Brampton and it is a nice area. About 25 - 30 mins from Toronto Downtown (depending on traffice)- It is certainly an affordable area to live in. Very Desi so you wont feel you are far from sikh- Heavy Indian/Sikh community.

Been living in Brampton for some time now. Enjoy it very much. In my area, just a shot away from Golden Groceries on Mofatt/McLauglin, it is quiet and quite safe.

Yeah now that it is summer people are out and about inviting friends for BBQ and the like but that's cool. We do it too.
All sorts of communities around. Neighbors are friendly. Schools are good. Very mixed. Have never felt threatened. Go for walks late at night and no problem.Other people also go around walking and most are on a hello plus basis and very helpful.

Around Mavis and Steeles new construction is going on and quite affordable I am told.

Some old Indian army folks sit in chairs in their garages with the doors open guzzling whisky and will even invite you over and tell you stories about the war in 60's and 70's. Other old Canadian gizzards who experienced post world war 2 rations will tell you about those times... One great community. Plenty of children playing about. Ice cream truck comes calling.Helen is Mayor. Ruby Dhalla, Bains, Gurbax Malhi and Collen Cormier are our MPs depending on which area you're in. I am in Colleen's

If you are looking for action, hustle, bustle, clubbing this isn't the place for you, although there is a Hooters and Sword and Shield strip joint where both guys and gals strip. Also a few clubs if you are into that but not as happening as the ones downtown.
Lots of restaurants. Singapore Garden (Hakka), Bamboo Garden(Thai) Symposium(Greek), Turtle Jacks (great chicken wings), East Side Mario's and a myriad of Indian restaurants. Also plenty well-priced take out joints
People tend to get together in their homes for flush or poker. Time-pass.Or just to schmooze.
