What are the documents lawyer has to provide after house closing?

How do I know that title name on home is change, and it is on my name, Is there anyway we can check online?

Parth,

Lawyers here have a legal, ethical and moral duty to do what is required of them competently. A lawyer will not hand you over the key to the property unless it has been transferred in your name.

Prior to the closing your lawyer will meet with you to collect the balance owed to complete the sale & purchase transaction. during this meeting he will show you all the documents and explain you what all you will be receiving from him after closing.

Just in case you lawyer failed to advise you on this, you should be receiving the following:

1. Title (deed) to your property (which itself is a proof that the property has been transferred in your name.
2. Mortgage papers from your bank (if you borrowed any money) with the terms of the agreement
3. Copy of the survey of your property. Keep this safe as you will need it whenever you ever sell your home
4. Title insurance certificate and details (if you opted for it)
5. Statement of account on how the money will be/has been distributed
6. Lawyers professional fee statement.

I don't think that you can check whether the name change has taken place with the registrar online yourself. You may however visit the appropriate land registrar's office and confirm this. I believe there is a $25 charge for this.

Your REALTOR however may be able to check this online (a few days after closing).

Hi Rajeev,

If it is a Condo townhouse, does the lawyer give the copy of the survey of the property or a status certificate from the condo management?

Pl. clarify.

Hi Raajen,

This is to answer your question regarding a condo townhouse. The seller of the property has to provide the buyer's lawyer with a copy of the Status Certificate.

In the Agreement of Purchase and Sale, there should be a conditional clause which states that the seller has to provide a status certificate for the buyer's lawyer to review. Usually the seller has 10 days to provide the status certificate from the condo corporation.
