info on renting the basement

Hi Cd's,
Could some home owners shed some info regarding renting the basement(not registered)...
1. What's the check to be done on the person being rented?
2. What's the best way to collect rent i.e in cheque or in cash
3. Should the renter be given any receipt, if yes where to get this?
4. Any other suggestions or info will be highly appreciated?

Answers to your questions:

1. You should always do a reference check (from employers, past landlords, professional relationships e.g. doctor's, dentists etc.)

2. Always ask for post-dated cheques that way you're not chasing the tenant for the rent each month.

3. If they ask for a receipt you should provide it (they use it for income tax purposes).

4. Always screen all tenants carefully and thoroughly. Get references, check employment status, credit history (if you're able to).
