Decision on buying House

How many r we happy or Made Right Decision of buying right house

( condo or town house or right place or right time)

I don’t own home but has asked many home owners the same question. There are very less chances one will find a dream home especially with many constraints like budget, location, time etc. One will be satisfied with the purchase if:
1. he/she knew what he/she required (want vs need) and they don’t have tendency of being unsatisfied with any decision they have made (for car, electronic items etc) in past.
2. They did enough research and took informed decision.

Hope I’ll take right decision. Looking forward to read home owners’ views.

It all boils down to your own satisfaction. "Santosh"
You could buy a million dlr home and still be looking for your dream home.
Or you could live in a 600 sq.ft room and yet be the happiest guy in town.

But let's be practical. You have to make compromise somewhere. The more money you put, the bigger house you'll get.

Besides this, esp in GTA, given any $ amount, you can potentially get any property ranging from a tiny condo to a large detached.

If you ask me, I'm really happy with my choice. It took really long time. Again, did I loose time? Yes, of course. Was it really worth? For sure.
And it came with few features :)
* No wonder my RE agent hates me!.
* Over that "really long time", our DP increased a lot. So we could afford little more with little less mortgage.

One piece of advise: Do you homework really well.
During our long project we paid lot of attention to all of our expenses. We also tool into consideration the additional expenses that we will experience as a home owner (utilities, commute, groceries). Start with self and spouse RRSP top-off and RESP contribution, if any.

Being a FTB, like others mentioned we are doing our homework and investing the time to study options. The amazing part of this market is the choice is so wide initially every second house I saw tempted me to make an offer, but slowly I am arriving at selection criteria. Another thing I believe that each one goes through 2-3 houses before arriving at dream house in our case we hope atleast one more before we get into dream house...

So far our selection criteria is

1. Location - prime location or proximity to prime location
2. Neighbourhood - since our kids are grownup schools is not so imp but I like ravine or greenery and overall atmosphere of neighbourhood
3. LOT size and relative location of LOT like 3-side open etc
4. House age - between 5-8yrs since I plan to live atleast 5yrs so when i sell the house will be 10-13yrs old.
5. Merit of the house in terms of upgrades, and features....

Since we havenot finalised yet, will appreciate if some experienced CD will help ratify or comment on the selection criteria and weightage for each point. I would finally like to put up my short listed houses on an excel chart and examine.....

Thanks for in put, I started my search for semi detach in brampton , Ajax, 300k,ended with condo 200K in GTA

I should have done some more research, should have brought Town home

That happens many times when you feel the decision you made was not correct (or the best). In your case you were searching something (semi) got something (condo) and now you feel you should have bought something (TH).

I understand sometime the reason is personal choice/circumstances. But if you think it is something general which you feel comfortable to share on public forum, Appreciate if you can share what was the main motivating factor behind changing your mind from semi to condo? And, why you feel you should have bought town?

condo's are most affordable , specially when buying first house we always compare monthly rent towards monthly mortgage and condo fits perfect.

but we don't realize the reality until we start living on it. its like renting apartment nothing more. no privacy, no control over expenses, Also when we want to make some modification we have to abide by condo rules etc..

Big down side is re-selling with profit is very difficult.

to me condo should be good with old people who doesn't have much strength to maintain property , they can stay in condo , pay condo fees and relax.

remember when u buy first house there are 80% chances that u will be selling and going with your choice house in next few years. so buy something which is easy to sell. ( Free hold town house, detached, etc...)
