My visa is approved & its valid till 17-03-2013.
When would be the best time to land? Due to personal obligations I can leave India only after September.

Fall (Sep/Oct) would be a great time to arrive. The days are longer, weather would be mild and will allow you to acclimatize into the winter. Unfortunately, air fares would be high during this time period. If you have school going kids, Sep is when the 2012-2013 academic year begins.

I dont think i can make it in Sep/Oct. Is it ok to land just one month before the visa expires & apply for PR card? If there is a delay, meaning the visa expires before I receive my PR card will it create problems? Please advise.....

You must land before the visa expires. There is no provision to extend or renew this one time single entry visa. Once you land, the visa will automatically expire and your PR card will become the travel document.

I landed few days before the visa was expiring , The officer at border stood up, jumped his desk , hugged me and said " thank god! you made it !! ", then we cried ! ....
..that was to give you hint that you are welcome any day and time before visa expires but a day later you will be called an alien and shown way to return flight.
About the delay you are contemplating, Today I am living in house which is one year more expensive , paying mortgage which is almost 50k more (if compared to my first day of landing and I bought home within one yr of arrival, still am at loss), also currency conversion difference in those 12 months took toll on my savings.. so in case you are delaying bcs of 'more savings' or current project with employer or kids education or your friends are emotional kee mat jao ...you will realize your current mistake on landing...
my few cents , i know it will be wasted ...

Sorry, but I am a bit confused here. Dimple- you are saying you got a visitor visa and you would be coming here and then applying for a PR?
Can that be done. Please advise
