you are moving to new place , you cant perdict everything will be smooth there or not.
so rent this house at the moment in Toronto ( may be u can put property management company or if u have good freind who can handle)
Once u pass couple of months in Alberta , you will know situation better. Then u can take your decision to Sale it or if u get food rental then u may keep it as investment.

Yes we hired an agent so we can get more exposure like MLS and we can stay free of having to deal with potential tenants and once we move we can depend on someone to watch on our behalf.
We have kept all the options open if somebody wants whole house, only upper floor or basement separately, but we prefer somebody take full house and they can do sublet if they want.
I am confused because I wonder should I take care renting by self or with an agent or property mgmt co. honestly I don't know any property magmt company who can take care Private house (small house like ours) with less charge and we can trust. I also need someone to keep on top of the fixing things if they break, and doing yearly inspections and staying on top of things.
