I would like to know the Home Inspection is necessary and helpful investment or just a waste of Money and Time?

If it is a relatively new home dont worry about it too much.......but if its old say more than 4-5 years then do it.
it costs around 300-400 dollars anyways.

300 to 400 is a lot for home inspection. That may be the upper limit for a real big house. I paid around 200. The guy said its 250 if you want a typed report or 200 for a hand written one + no recieipt, and BTW he was licenced.

My personal experience - it was a waste of time and $$. The guy, was qualified, but I probably could do a better job that him. They have so many restrrictions, oh, I'll just do this I won't do that blah..blah..blah.. This was an inspection on a 1year old house. I wanted to submit a list of defects to the builder, and almost 85-90% of the stuff the guy wrote was not covered under warranty. He should have known that.

Another experience - WHen I was selling my old place, the buyer brought his own inspector. The guy opened the furnace cover and then tried to strart it, obviously it won't start 'cause it has a safety switch. And the guy almost wrote, furnace does not work. When I pointed this out to him, he said, Oh we come across so many model of equipment, how could we remember the features of each. A safety switch is a safety switch, every new furnace has one. :huh:

IMO, the only thing that comes out of a inspection is a personal satisfaction.

You may consider house inspection, amongst other, in following situations:

1. Purchasing an old house.
2. Quality assurance.

You may like a written report and should look into all major aspects, some of tricky ones are:

a. Condition of Foundations
b. Use of lead paint
c. Use of Asbestos
d. Any sign of leakages under the roof, in plumbing, in basement etc.
e. Checking utlilities/furnace/plumbing/statutory requirements
f. Mould problems

You may not feel requirement of this for yourself but it will be useful when:

1. You need bargaining chips to bring price down or making previous owner to rectify faults at his own cost (making them conditions in conditional offer to buy)
2. If there is some lead paint problem / asbestos problems / foundation problems it will be difficult to sell the house once you own it.

Normally you would have to go around with the inspector and apply your mind also ( as pointed out by Sudesingh ).

This will help ascertain whether you would like to hire same person next time around.

Keep copy of report which you can use if you find any unexpected defects which were not detected by inspector. They are mandatorily insured for malpractice. (It is good idea to find out whether he is insured ) So if it is shocking defect you can sue him for damages.

Dont mind paying the 200 or 300 fees.

Everyone has to make his ends meet ;)
