Given the uncertainty and the rate environment we are in where variable rates are prime + 1%, this Scotia offer is one of the best available in market.

I am advising my clients to go for this rate for the time being and decide 1 year later the best product as per market conditions at that time.

Thankyou Pramodji, although I can call bank and ask but if you know quickly, can you pl let me know if someone can not take mortgage today, and as this offer expires today, is it possible to take something like rain check for this rate / offer ?

You do not have to take the mortgage today, however, you should have an agreement of purchase in place and the deal should close in 120 days.

In broker channels, this offer is only available for LIVE DEALS and not for pre approvals and the deal must close in 120 days. It was a special offer running from Oct 11 to Oct 31 and is expiring today. However, seeing the conditions in the market, they may renew it but may ask a little higher rate as no other bank is offering 1 year term at this rate right now.

Having said that, try to call a Scotia Branch and see if they are willing to give you this for pre approval as well.
