I am unaffected. This is for the people (youngistanis) that want to buy in Vancouver proper, downtown, or the neighboring city to Vancouver. If nothing else, then GTA to hey hi na. I'll happily move. But, last I checked on MLS, Brampton, Mississauga, Milton, etc. are in the suburban price bracket. Unless you want to settle in a crappy old house.
Problem is for people that want to live and die (penniless) in Vancouver, by overlooking mountains and ocean.
Oh! By the way. Even if I could buy $50k less in GTA than here, at the end of the day I would be paying the same in TO in the form of higher auto insurance, Hydro rates, winter tires in the winters, etc. So, I would rather stay put here. I don't care about Mountains, Ocean and scenery, but do for the winterless and snowless wintery months for my parents and kids.
Also, as long as IT is in demand on the West Coast, I'll do alright.
There is always somebody in waiting to take over those expensive houses. RE market in Vancouver will not cool down any time soon or will never. Its a game of demand and supply and there is demand, specially by the rich chinese, returning americans, Singaporean or somebody from middle east.

Read the report and found the above line interesting.
Actually, I read in 2002 that as per Canadian Govt. Labour market report, Ontario would require 1 million new workers by 2010 (as there was supposed to be major retirements of baby boomers from 2006.
We all know what happened in 2010. So please take the first line statistics with a pinch of salt. This is how the Canadian Govt. will cheat and lure immigrants to Canada.
Identify if you skill has demand in Canada or try to aquire the skills in demand in Canada and settle here. Never be fooled with the clean, large, less corrupt country BS

Aspen Ridge opened their new sub division yesterday in Upper Thornhill . Prices for 2000 Sq ft home starts from 1.4 M . There has been a huge line up even at these prices as people who were able to secure home in phase 1 few months back have easily made whooping 300 K .
Our kids / grand kids will not be able to afford to buy a house if prices keep rising at this rate .
