Thanks for the promt reply, do you have any references of such, house inspectors?
- Roof
- Basement
- Furnace
- Water Heater
Thoroughly check these. Don't buy such a house without a professional, reliable and honest house inspector. It won't cost you more than $500 but it Will be the best money you spent.
Any offer you put on the house, keep it conditional to FINANCING and HOUSE INSPECTION. So if these 2 things fall through, you are not bound by the sale and won't face penalties like losing your DEPOSIT etc.
Usually old houses are also not too energy efficient, and people like ENBRIDGE have free programs to upgrade the insulation, leakages, air draft, caulking of doors and windows etc for old houses, so you heating bill in winter or AC bill in summer is 30% - 40% less.

Both have good reviews. Usually for at least 4 hrs they will be on site and give you a detailed PDF report.
The second guy - 4sight also has prices listed on his webs for detached, semi-detached, townhouse, condos etc.
Get a quote from both and then go with the one who you think is most professional and reliable.
Don't try to save a few bucks. 400 bucks is nothing in the grand scheme of things.
DeTACHED Houses go for almost a million bucks these days in GTA. The potential future repairs could be into thousands of dollars, if you buy a lemon. Just new shingles on your roof can cost $ 10,000 +.
Heck even condos are going for half a million thesedays!
