I don't know with whom you have woked in the past but I most certainly disagree with your opinion.
Why or rather how could a Buyer agent be working for the seller? The only situation I could see this happening is if a Buyer doesn't want to sign a \"Buyer agency Agreement\", in which case the Agent is construed to be a sub-agent of seller's agent.
Remember both Buyer & Seller have CONTROL over saying YES to a transaction. The fact is that all buying decisions are made at emotional level. In my opinion the correct price of the property is the one that the Buyer agrees to pay in the end. Of course, there will always be \"If's\" and \"But's\" .....

The website you mentioned for BC is a government site that gives out the current assessment of the properties. I can't say of BC, but here in Toronto & GTA, there is a quite a difference between the two -- Assessed Value and the Market Value, the later being usually higher.
The website for accessing Assessment Rolls for properties in Ontario is http://www.MPAC.ca" rel="nofollow">LINK that allows to assess only the property owned by you and 5 other neighbouring properties of your choice. You can buy more assessments if you require.
An appraiser may not be a practical solution and may cost you more time and money.
And to ROHIT69:
Your comment goes beyond a basic minimum decency expected in public forums.
