If they are a couple of thousands $$ less, you can consider it as rent paid to stay for the year!

Since you KNOW of someone who will take 2% total commission (1% + 1%) you should share this information with your friends. Most likely, the house will only stay listed for sale. If they were my friends, I would be asking them to do some analysis as to how much it will cost them if they were unable to sell the home before they moved to Vancouver.

What fine print? The whole contract is in done is the same size font & print. It is sad that people try to throw lame excuses for not READING or ASKING their Agent to explain the contract clause by clause before they sign it. Actually, professional REALTORS(R) need not be asked to do that since they do it as a matter of prefessional responsibility and ethics.

But i take an exception to the above statement.
Will you agree that Walmart is desparate to sell at so low prices? No. They sell at a low price b'cos they sell more and hence make a good / decent profit. That is their business stratergy.
On my way home, I dropped at a local desi store and got the desi newspapers and got the name of the realtor who sells and buys for 1%+1% comission. He has this special offer till july end and he throws in Free home inspection and Free lawyer fees along with other goodies and all the goodies are totally free. (CD's can PM me for his contact address, if needed and he is a desi) .I think that he is also recogonised by the govt. of Ontario/ real estate board.

In architecture field, there are people who do building for 5% of the total cost as well as 0.5% of the total cost. In many cases, the person doing design at 0.5% is better than the one doing design at 5%.

Is it fair to say that most desi agents are charging 3.5% (1% on selling and the 2.5% that they have to pay the other broker) PROVIDED you also buy your house from them?

Adding to what Simmi said and your comments about Walmart, try buying BRANDED (Sony, Philips, Panasonic, Canon, HP, Glade, Nike, P&G, Pantene, etc etc) stuff there. You will not find difference of more than a few cents for low ticket items and a dollar or two for big ticket items. Now ask Walmart employee about a product (maybe in electronics, stationary, Gardening, anywhere). Their product knowledge is zero and they can't tell you why one model is better than other or what extra features it has over the other or which one should you buy....(My apologies to any Walmart employee on the forum. Walmart hardly invests in training employees on product knowledge). Would you just throw your money on anything just because it is cheap?

Go to Future Shop ...or Best Buy (No pressure selling!), or even better Staples. And ask them about a product. Not only they would be able to tell you the features of the product, their prices are not much different from Walmart (for branded stuff). And, on top of it they will match the price to Walmart.

Conclusion: if you want 'good quality' & 'known' products or services, the price is the same. Now why would anyone choose someone who knows nothing about a product over someone who is a master of their business?

And TK, you said Walmart is able to offer better price because of volume, my question to you would be: Do you get any service?

It seems that RE are under Attack ... and they have gone Defensive. Defending every single statement. I know, when someone is questioning your Integrity ... you can't just let it go.

If someone does not want to pay RE for the excellent service then you always have an Option to go http://bytheowner.com/ and sell yourself.

BTW just a novice Question, why would Seller care for extra special service ... if he is getting the price that he wanted at first place?

As a realtor I somewhat have to agree - some realtors are kidding themselves that they are worth xxx dollars - others take their profession and spend lots of time studying , knowing the market , improving their skills and are worth every $$$.

If you are going to ask for a large commission you absolutely have to show the Value - if you can't - you should either lower your commission or improve what you are offering. I have charged various commission levels but have explained "for this amount this is what I will do"

and yes a lot of Desi realtors do offer lower commissions but also a lot of them are not very good at ensuring homes show to their best potential and their contracts when they write them up - have more holes in them then swiss cheese IMHO
